SELLING A HOME

Most Realtors try to get a full 6% out of their listings, but I base my fee on specific factors that may either warrant a higher or lower fee.

Every listing is different, with some homes are much easier to sell then others.  I will evaluate a homes location, it's ammentities, its cleanliness and how fast the homeowner needs to sell.  All of these will determine the fee to list your home.  My Fee Schedule will range from 1% to 2% depending on the homes factors.  This does not include the buyer's agency fee.

 FOR BUYERS

Some home buyers feel that they know enough to walk into an open house and decide that they want to purchase that home.  When you deal directly with the Listing Agent, you lose all "representation" on your behalf in both price negotiation and home inspection fix-ups.  Here in Arizona, the buyer has no rights to representation if the listing agent shows them a home without having a Buyer's Agent with them.

All BUYER's should have representation when purchasing a home.  I offer a part of the Buyer's Agent Commission at closing.  The rebate comes to 1/3rd of the total buyers commission paid.  Most homes offer a 3% buyers side commission, so your rebate can be fairly substantial. This commission rebate comes at settlement to help you with your settlement costs or simply to lower the price of the home. Please see the article under "Real Estate Tips" on getting paid for your home purchase.

On a $500,000 home, the Cash Back would be $5000!

Why would anyone choose a realtor that doesn't offer this service? 

If you go directly to the Listing Agent on a house that you are interested in "without representation", you will not see this CASH BACK.  This is "Your" money and it is my incentive for you to utilize my services.

REBATE PROGRAM:  How it works

I would need to show you the listings and present all contracts on your behalf if you want to take advantage of my cash rebate offer!  If the listing agent or an agent from another brokerage company shows you the property first, then we may not be able to offer you a rebate for that particular property, so please call me first before you look at any homes. 

*Commission rebates assume that the listing broker (seller) is paying a 3% buyer's side brokerage commission..  Rebates will be adjusted accordingly if the seller pays less than the standard 3%.  If the buyer's side commission is 2% or less, there will be no rebate available. Buyer must be pre-approved by a lender with a pre-approval letter and should have funds available for their earnest money depost.  Buyer will need to have a signed buyer broker agreement for my rebate offer to apply.  Buyer to notify lender about rebate.  There may be a house showing and or contract write up limit for my full rebate offer to apply.  Rebates are credited at closing and credited to closing costs and or price of the home.
